The high variance between the average and median selling prices is due to the small sample size (annual sales volume) combined with the wide range of property sizes sold each year. This makes the next chart very useful and should be considered in combination with this one.

Single Family homes in Cow Hollow command the between $800 - $1000 per square foot. The cost per foot drops slowly as the size of a property increases. Expect to pay near the top of this range for small homes and near the bottom for large ones. This is a very typical "economies of scale" effect and is why many people say that you should buy the most home you can afford simply because you get more for your marginal dollar spent. |
For the last four years, the cost per foot for Single Family Homes in Cow Hollow has been ~$800 or more. With the cost for high-end new construction running in the area of $350 per square foot, there is a powerful incentive for people to expand their homes if possible.

This series shows that there has been approximately 2 single family homes sold in Cow Hollow per month for most of the past decade.
In order to do a proper inventory analysis to understand current market conditions (Buyer's Market vs. Seller's Market), it would be better to combine sales statistics in this area with Pacific Heights and the Marina in order to get the sample size up. This will be done in a future version of this website.
