While prices in the San Francisco market for 2-bedroom condos has been relatively flat for two years, with a significant uptick in Q3 of 2007, prices in Cow Hollow have been down in recent quarters when compared with their peaks in 2006. |

Prices in Cow Hollow rose steadily from 2004 through 2006 and pulled back in 2007. In the broader market, prices were up in 2005 and flat in 2006.

The cost per square foot for Condos in Cow Hollow is very high! At over $700 per foot, this is approximately what people pay for single family homes in the rest of San Francisco.
This is dramatic because single family homes normally cost much more per square foot than condos.

Unit Sales |
This chart shows why Cow Hollow is so expensive. Over the last 8 years, there has been an average of less than two, 2-bedroom condos or TICs sold per month. This is a very small number relative to both demand and the total number of properties in the area.
The bottom line is there are not enough sellers, or, conversely, too many buyers. One result is that entry-level and mid-range properties in Cow Hollow should hold their value well if the real estate markets drop elsewhere in the city.
